Tenant communication
Send a 14 day notice. Confirm 48 hours before work. Keep each unit out of service for 1 day maximum. Weekday daytime work is preferred because few tenants use balconies 10 am to 3 pm.
Material choice
- Powder-coated aluminum picket: lowest cost, lowest weight, no paint maintenance.
- Galvanized steel with powder coat: higher structural capacity but heavier.
- Cable or glass: specialty choice for condos rebranding as luxury.

Code paths
Current NJ commercial code requires 42 inch rails with 4 inch sphere rule, 200 lb lateral load, and tamper-resistant fasteners. Grandfathered installations are generally not an option once any structural work is done.
Permits and inspection
A single master permit usually covers a phased multi-unit replacement. Close-out requires one re-inspection.
