Analysis
Retail building in Wayne had an exterior stair system with dangerously non-compliant railings - missing extensions, out-of-code picket spacing, rust on primary structural members. Property owner needed a full replacement within a 10-day window before reopening.
Process
1. Shop drawings and structural review. 2. Shop fab of all posts and rails. 3. On-site demolition and install (4 days). 4. Mobile powder coat. 5. Inspection.
Outcome
Stair system passed commercial stair code inspection and reopened on schedule. Steel galvanized base means decades of service in NJ weather.
